Nor67 Booking Terms and Conditions

We’re delighted you’ve chosen to stay with Nor67. These terms are here to keep everything clear and fair, so you can simply relax and enjoy your time by the lake.
1. Occupancy
- Witley Park House: up to 12 guests (adults and children combined).
- Woodland Cabins: up to 2 adults per cabin.
Please let us know in advance if you’d like day visitors to drop by.
Parties, sub-letting, or additional overnight guests aren’t possible, as Nor67 is designed for peaceful retreat.
2. Booking Deposit & Security Hold
- A 25% deposit confirms your booking. This deposit is non-refundable.
- The balance is due 6 weeks before your arrival.
- A temporary pre-authorisation of 25% of your booking value is placed on your card 1 day before arrival. This is simply a hold in case of accidents, extra cleaning, or breaches of house guidelines. It is released automatically within 7 days after departure (depending on your card provider).
3. Payments
All payments are made securely online by card (via Stripe). Bookings made within 6 weeks of arrival require full payment at the time of booking.
5. Arrival & Departure
- Check-in: from 3:00pm. Self check-in details will arrive 7 days before your stay.
- Check-out: by 10:00am. Our team will clean the property after your stay but we ask that you leave the property tidy. Late check-outs or check-ins are available on request but will need advance planning and may incur extra charges.
To preserve the un-spoilt setting and minimise interference with the environment, cars cannot be parked directly at the cabins. Cars are parking in a dedicated parking area 50 metres away from the cabin and a 1–2-minute walk. Dedicated trolley, path and lighting (together with umbrellas) are provided to help with movement of luggage.
4. What’s Included
Electricity, heating, water, Wi-Fi, TV, bed linen, towels, basic toiletries, a supply of coffee pods and firewood.
Hot tub use is included. While we check them regularly, hot tubs are treated as an extra feature — if a hot tub becomes unavailable, we cannot offer refunds or alternatives.
A complimentary change of bath towels is included midweek for a stay of 7 days or more.
5. Pets & Smoking
We can’t welcome pets, as the lake and woodland are home to often nesting rare birds and delicate wildlife.
Smoking or vaping indoors is not permitted. Outdoors, please use safe disposal bins as butts are damaging to the lake’s wildlife. Cigarette ends damage the land and water can be ingested by wildlife potentially causing harm. This may incur a clean-up charge if found.
6. Our Responsibilities
If Nor67 has to cancel your booking, you will receive a full refund. In the case of government restrictions, severe weather, or other force majeure events, refunds will be issued where reasonably possible.
7. Your Responsibilities
We kindly ask you to:
- Supervise children near the lake, hot tub, and woodland.
- Do not swim, fish, or boat in the lake. The lake is deep, cold with underlying hazards that aren't visible
- Respect wildlife — please don’t climb trees, disturb nesting birds, or feed animals.
- Keep noise and lighting low to preserve the peace and rare dark area we have to see the starry skies.
- Leave the property in good order. Our team will clean the property after your stay, but we ask that you leave the property tidy. Extra cleaning may be charged if needed.
8. Insurance
We recommend travel insurance to cover illness, cancellations, or unexpected events, as Nor67 cannot be responsible for these.
9. Lost Property
We’re happy to return items if found for the cost of postage.
10. Access
We may need to access the property for maintenance, hot tub checks, or emergencies. Where possible, you’ll be notified in advance.
11. Cancellations
At NOR67, each booking represents a large period in a unique setting. When we hold dates for you, we often turn away other enquiries. For this reason, our cancellation policy is clear and firm, ensuring fairness for all.
- More than 6 weeks before arrival: your deposit is retained.
- Within 6 weeks: the booking is non-refundable.
- If a balance isn’t received on time, the booking will be cancelled and the deposit forfeited.
In the unlikely event we must cancel, a full refund will be given. We cannot cover additional costs beyond what you’ve paid us.
Force Majeure
Severe weather, restrictions, or other events beyond our control may affect bookings. We will always try to refund where possible, but we recommend travel insurance so you are protected from wider costs (flights, plans, etc.).
Consumer Rights & Cooling-Off Period
Holiday accommodation is exempt from the standard 14-day “cooling-off” period under the Consumer Contracts Regulations 2013.
This means once a booking is confirmed, your rights to cancel are those set out in this policy.
12. Legal Notes
Your booking is made with Nor67 Limited (Company No. 14266448, England & Wales). These terms are governed by English law. Disputes fall under the exclusive jurisdiction of English courts.
