Nor67 Booking Terms and Conditions
We’re delighted you’ve chosen to stay with Nor67. These terms are here to keep everything clear and fair, so you can relax and enjoy your time by the lake.
1. Occupancy
Whole Estate: Up to 12 guests (adults and children combined).
Please let us know in advance if you’d like visitors to drop by.
Parties, sub-letting, or additional overnight guests are not permitted, as Nor67 is designed as a peaceful private retreat.
2. Booking Deposit & Security Hold
A 33% deposit is required to confirm your booking. This deposit is non-refundable.
The remaining balance is due 12 weeks prior to arrival.
For bookings made within 12 weeks of arrival, full payment is required at the time of booking.
A temporary pre-authorisation of £1,500 will be placed on your card shortly before arrival. This is a hold only, to cover accidental damage, excessive cleaning, or breaches of house guidelines. It is released automatically within 7 days of departure, following inspection (subject to your card provider).
3. Payments
All payments are made securely online by card (via Stripe).
4. What’s Included
Electricity, heating, water, Wi-Fi, TV, bed linen, towels, basic toiletries, a starter supply of coffee pods, and firewood are included.
Hot tub use is included. While hot tubs are maintained and checked regularly, they are provided as an additional comfort feature and cannot be guaranteed. If a hot tub becomes unavailable during your stay, refunds or alternatives cannot be offered.
Air conditioning is available during designated months. As with other comfort features, it is maintained regularly but cannot be guaranteed, and refunds or alternatives cannot be offered should it become unavailable.
A complimentary change of bath towels is included for stays of 7 nights or more.
5. Arrival & Departure
Check-in: From 4:00pm. Self check-in details will be sent 7 days before your stay.
Check-out: Late Sunday complimentary checkout is available for weekend stays, with checkout at 4:00pm on Sundays, allowing guests to enjoy a relaxed final day. Standard checkout time on all other days is 10:00am.
Our team will clean the property after your stay, but we ask that it is left tidy. Late check-ins or check-outs may be available by prior arrangement and may incur additional charges.
Parking is provided on site. Full arrival details will be shared ahead of your stay.
6. Pets & Smoking
We’re unable to welcome pets, as the lake and woodland are home to nesting birds and delicate wildlife.
Smoking or vaping indoors is not permitted. Smoking is allowed only in designated outdoor areas. Please dispose of cigarette ends safely, as they damage the land and water and can be harmful to wildlife. Additional cleaning charges may apply if evidence of smoking is found.
7. Our Responsibilities
If Nor67 must cancel your booking, you will receive a full refund of all amounts paid.
Nor67 is not liable for interruptions to electricity, broadband, water supply, or other utilities where the cause is outside our reasonable control (including severe weather, infrastructure damage, or utility provider failures). Where primary broadband is unavailable, a backup connection may be provided where possible.
Compensation or refunds are not offered for temporary utility outages unless caused by our negligence.
8. Your Responsibilities
We kindly ask you to:
Supervise children at all times near the lake, hot tub, and woodland.
Not swim, fish, or use boats in the lake, which is deep, cold, and has hidden hazards.
Respect wildlife — please do not climb trees, disturb nesting birds, or feed animals.
Keep noise and lighting low to preserve the peaceful setting and dark skies.
Leave the property in good order on departure. Additional cleaning may be charged if required.
9. Insurance
We strongly recommend travel insurance to cover illness, cancellations, or unexpected events, as Nor67 cannot be responsible for these.
10. Lost Property
We’re happy to return items if found. Postage and handling costs will apply.
11. Access
We may need to access the property during your stay for maintenance, safety checks (including hot tubs), or emergencies. Where possible, we will notify you in advance.
12. Events & Weddings
Nor67 is designed for peaceful retreats. Events, gatherings, celebrations, and professional photography (including weddings) may be arranged by prior agreement under a separate written contract. Additional fees and conditions will apply.
13. Pricing Errors
In the unlikely event that a booking is confirmed at an incorrect price due to a genuine and obvious error, Nor67 reserves the right to correct the error or cancel the booking. Where this occurs, we will notify you as soon as reasonably possible and provide a full refund of any amounts paid.
14. Cancellations & Force Majeure
When we hold dates for you, we often turn away other enquiries. Our cancellation policy is therefore clear and firm:
More than 12 weeks before arrival: the deposit is retained.
Within 12 weeks: the booking is non-refundable.
If the balance is not received by the due date, the booking may be cancelled and the deposit forfeited.
If Nor67 must cancel your booking, a full refund will be provided. We cannot cover costs beyond what you have paid to us.
In cases of severe weather, restrictions, or other events beyond our control, we will always try to refund where possible. We recommend travel insurance to cover wider costs such as travel or disrupted plans.
15. Consumer Rights & Legal Notes
Holiday accommodation is exempt from the standard 14-day cooling-off period under the Consumer Contracts Regulations 2013.
Your booking is made with Nor67 Limited (Company No. 14265448, England & Wales). These terms are governed by English law, and any disputes fall under the exclusive jurisdiction of the English courts..
